(recognized local time) at the Main Door of the Missoula County Courthouse, located at, 200 W Broadway, Missoula MT 59802, the following described real property, situated in Missoula County, Montana: LOT 104 OF DOUBLE ARROW RANCH PHASE II, A PLATTED SUBDIVISION IN MISSOULA COUNTY, MONTANA, ACCORDING TO THE OFFICIAL RECORDED PLAT THEREOF. Commonly known as: 147 Cougar Court, Seeley Lake, MT 59868 David F Batchelder and Bridget M Laird, as Grantor(s), conveyed said real property to First American Title Company, as Trustee, to secure an obligation owed to William F Grone Revocable Trust, as Beneficiary, by Montana Trust Indenture dated March 10, 2017, and recorded March 10, 2017, as Book 975 Page 1290 Document No. 201704232. The Beneficial interest is currently held by William F Grone Revocable Trust. David F Batchelder and Bridget M Laird have defaulted in the performance of said Montana Trust Indenture by failing to pay the entire unpaid balance together with accrued interest and other charges due and payable in full on or before March 1, 2018. As of March 6, 2018 there is due and owing on the loan an unpaid principal balance of $92,560.26, accrued interest in the amount of $1,137.35 and late fees in the amount of $100.00, for a total amount due of $93,797.61. Interest accrues on the Note at the rate of 6.5% per annum with a per diem rate of $16.48 after March 6, 2018. Interest continues to accrue. All delinquencies are now due together with any late charges, advances to protect the security, and fees and costs associated with this foreclosure.
